The easiest money in construction is in managing the jobs, not doing them.
Some people say "nah, being on the tools pays fine" or "just work with homeowners, there's loads of work."
Truth is, it's not fine, it's capped, and I'll explain why:

On the tools you trade days for a day rate, and that day rate CAPS OUT no matter how good you get. There's only so many hours in your body, and your body's keeping score. Materials go up, insurance goes up, your rate barely moves. One bad back, one bad knee, NO MONEY.

Working with homeowners, every job is a brand new client you had to find. You drive out, quote for FREE, lose it to someone's mate who does it cheaper. The ones you win haggle you down, add bits on mid-job expecting them free, pay late, and never call again. Then Monday morning you start from ZERO. Every finished job means you're unemployed until you find the next one.

Property managers are different. One property manager runs HUNDREDS of doors, and every door has problems, leaks, mould, boilers, repairs, every single week, forever. They don't need one job done, they need someone handling jobs for YEARS. Win the client once, and the jobs come to YOU on repeat. PLUG AND PLAY.
